2nd Quarter Market Update, 2017

Clinton County

Real estate sales in Clinton County had been off to a slow start in 2017, but in the 2nd quarter, total residential sales were up 17.6% to $24,257,057 from the same quarter in 2016.  The number of homes sold was 157 in this quarter, compared to 138 in the same quarter last year.   The average sale price for a home was $154,504, compared to $149,423 in same quarter last year.   With these numbers, the 2017 year-to-date sales are up 2.9% over last year at $37,911,197 with only one additional home sold this year, 259 vs. 258.  It will be interesting to see how the market progresses in the 3rd and 4th quarters with inventory being significantly less than 2016.

Essex County

In Essex County, the total sales volume of $19,823,411 was only 3.5% lower than last year during the same quarter. Year to date the total sales are $43,293,499, up 6% from 2016 with 147 homes sold vs. 129 homes sold last year at this time.

Franklin County

Franklin County’s real estate market can fluctuate widely, and did so this quarter with an 89.5% increase in total sales to $14,472,310 vs. $7,636,060 in the same quarter 2016.  Eighty homes were sold compared to 70 last year, with many high-priced properties contributing to the larger number.  Volatility on a year-to-date basis is much less pronounced with the total sales at $20,348,650, 5.5% higher than last year at this time, and 129 homes sold vs. 137 in 2016.
